Valuations
Valuations can be required for any number of reasons, pre-purchase, insurance, probate, matrimonial, capital gains tax and portfolio assessment. I am an RICS Registered Valuer and am able to carry out valuations on residential properties.
Residential Surveys
I offer two levels of residential survey; the ‘Full Building Survey’ (RICS Survey Level 3) previously known as the Structural Survey, this is the most comprehensive survey available suitable on all properties. This report gives the client a detailed analysis of the construction and condition of the property, highlighting any defects recommending remedial action that may be required and costings for the works.
For purpose built (non converted) properties constructed after 1850 and in good order I am able to offer the ISVA HomeSurvey (equivalent to RICS Survey Level 2) this is the intermediate level on survey which is suitable for the majority of housing stock.
Both survey incorporate a Reinstatement Calculation (insurance valuation) as standard, with an ‘Open Market’ valuation being included as standard within the ISVA HomeSurvey and an optional extra within the Full Building Survey.

Conversion Surveys
The conversion of buildings to residential use often requires a survey to accompany the planning application to establish the suitability of the structure for conversion.
